The acceptability of prospective residents is based on the following criteria:

  • Job Stability – One year (1) at present place of employment.  Job must be continuing to qualify.
  • Income – Household income must be greater than three (3) times the monthly rent.  All income must be verifiable.
  • Current & Previous Residency Record, Employment History and Personal References – addresses for the previous five (5) years are to be verifiable with a cancelled check/payment made payable to rental institution. Positive references from all previous landlords, employment history and personal references is required.  Applicants may not have any evictions, unpaid judgements or liens against them.  Applicants who are not Michigan residents may require a co-signer regardless of income/credit score.
  • Credit – applicant must exhibit a responsible financial life, with a minimum credit score of 675.
  • Background Check & Criminal Report – applicants background must exhibit a pattern of responsibility.
  • Self-employed – self-employed applicants are to be verified by IRS tax returns for previous two (2) years.
  • Salaried/Hourly Employment – verified through Personnel or Human Resources department and not through a co-worker or immediate supervisor. If it is a owner operated business, verify with owner only.  Must provide three (3) most recent pay stubs.
  • Social Security # – applicant must have a valid Social Security # to be used on application.
  • Anyone over the age of 18 residing on the property is required to complete the application process.


  • If the applicant does not qualify under Job StabilityIncome and Rental History, applicant may add a guarantor who must meet the above nine (9) criteria and cosign the lease. A separate application and application fee may be collected from guarantor.  Please download co-signer form below to be completed and returned.
  • Security Deposit may increase depending on above qualifications

Required Documentation

  • Copy of valid State issued – Drivers License or State/Federal issued ID.
  • Copy of last three pay stubs or last two years tax return if self employed.
  • Non-refundable application fee per applicant. (paid online after completing application)


  • All animals must be pre-approved.   In addition, if approved you will need to complete an animal addendum and pay any associated fees before any animal can enter the property.
  • If you have animals of any kind – You must register your animal through this link:  REGISTER PET HERE  You will need (2) two photos of each animal, copies of current immunization records, and veterinary office contact information.  Once your animal is registered, it will be reviewed for acceptance criteria by the property owner.   All dogs must be licensed in Marquette County and a copy of the record provided along with tag # under all circumstances.  Please visit to County Clerks office in the Marquette County Court House to register your dog.
  • If approved all animals will require an additional fee.   Some animals also require a deposit.  Fees/Deposits are based on various criteria including, but not limited to; breed, size, type, and location.  Not all properties allow animals/pets – please view the online property details page for more info.
  • No animals under 1 year old.

Important Additional Information:

  • Your application will not be processed until all documents have been submitted.
  • If approved for occupancy, you will be notified via email and you will have 24 hours to make a decision to take the property and sign a lease for it.   You will also be required to pay a “holding fee” which will be equal to Security Deposit + Cleaning Fee + First Months Rent.  The holding fee will be forfeited after seven (7) days.    Once lease signed, this amount will transfer to your account and become Security Deposit, Cleaning Fee and First Months Rent.    Note:  If tenants occupancy is after the 20th of the month, the tenant must also pay a prorated amount of the remaining days of that month PLUS the next months rent.  
  • Prorated Rents will be calculated by taking the monthly rent amount divided by 30 days, and multiplying that by the remaining days in the month.
  • Density Guidelines – we follow the HUD two (2) person per bedroom guideline whether occupants are adults or children as well as any local/state/federal housing guidelines.
  • We follow all State, Federal and Local housing laws
  • In the event of multiple applicants, tenancy will be granted to the most qualified based on the above criteria.

  • All properties are non-smoking.    The possession, use and distribution of marijuana in any form for any reason is strictly prohibited on the property.  The new recreational marijuana law in Michigan does not change that.  Property owners still have the right to not allow its usage or possession while on property.

Applicant certifies that the information contained in this application is true and correct.  Applicant understands that false or misleading information is grounds for immediate disqualification. Applicant shall pay to the Landlord or their agent a nonrefundable fee to accompany this application to cover the Landlord’s administrative costs and expense to verify the information submitted by the Applicant.


Applicant authorizes the Landlord or Landlord’s representatives/agent to make any inquires deemed necessary to verify Applicant is the most qualified based on the below stated qualification standards. This verification includes but is not limited to, direct contact with Applicant’s employers, current landlord, previous landlords, friends, personal and professional references, law enforcement agencies, government agencies, consumer reporting agencies, public records, eviction records, social media and any other sources of information which the Landlord or Landlord’s representative may deem necessary. Applicant verifies that the Landlord and Landlord’s representatives shall not be held liable for damages of any kind that result from the verification of the information provided. This authorization shall extend through Applicant’s tenancy to ensure continued compliance to the terms of tenancy or to recover any financial obligations relating to Applicant’s tenancy, and beyond the expiration of Applicant’s tenancy for recovery of any financial obligations, or for any other acceptable purpose. Should the Applicant be denied or face other adverse action based on information received in a consumer report, the Applicant has a right to obtain a free copy of the consumer report, and to dispute the accuracy of the information it contains by contacting:

Holding Fee

Upon the verbal or written approval of the Applicant’s tenancy, if tenant will not be taking occupancy immediately, a Deposit to Hold Agreement will be executed and signed by all parties and a non-refundable holding fee shall be required within 24 hours, hereinafter referred to as “Deposit to Hold” in the amount equal to one month’s rent to hold the property until a mutually agreed upon move-in date.  Applicant understands that no rental will be held for more than 7 days. The Deposit to Hold removes the property from public offering and holds the home exclusively for the Applicant until all other requirements have been met.  After all requirements have been met and a lease for the property completed, the Deposit to Hold will transfer to the security deposit to be held throughout the tenant’s entire tenancy. If the Applicant fails to provide the Deposit to Hold within 24 hours of approval, the Applicant may be disqualified and the home will be offered to the next qualified Applicant. After approval and before occupancy will be granted, Applicant must supply all the required move-in funds, including the security deposit, first month’s rent, and any other additional deposits and fees, all tenant paid utilities must be transferred into Applicant’s name, and a lease must be executed and signed by all parties. If for any reason, the Applicant fails to complete all move-in requirements the Landlord will return the property to public offering and the entire Deposit to Hold will be forfeited to the Landlord for expenses including, but not limited to, lost rent, holding costs, advertising costs, and marketing costs.


RADON GAS – Notice to Prospective Tenant: Radon is a naturally occurring radioactive gas that, when it has accumulated in a building in a sufficient quantities, may present health risks to persons who are exposed to it over time.  Levels of radon that exceed federal and state guidelines have been found in buildings in every state. Additional information regarding radon and radon testing may be obtained from your county public health unit.

LEAD PAINT – Every renter of any interest in residential real property on which a residential dwelling that was build prior to 1978 is notified that such property may present exposure to lead from lead-based paint that may place young children at risk of developing lead poisoning. Lead poisoning in young children may produce permanent neurological damage, including learning disabilities, reduced intelligence quotient, behavior problems and impaired memory. Lead poisoning also poses a particular risk to pregnant women.  The seller of any interest in residential real estate is required to provide the buyer with any information on lead-based paint hazards from risk assessments or inspection in the sellers’s possession and notify the renter of any know lead-based pain hazards.  A risk assessment or inspection for possible lead-based paint hazards is recommended prior to purchase.

Qualification Standards

Your Application will be denied if you do not meet the below standards for qualification.

  • Applicant must have current/valid photo identification and a valid social security number.
  • Applicant’s monthly household income must exceed three times the rent. All income must be from a verifiable source.  Unverifiable income will not be considered.
  • Applicant must receive positive references from all previous landlords, employers and personal references for the previous 5 years.
  • Applicant may not have any evictions, unpaid judgments or liens.
  • Applicant must exhibit a responsible financial life.  Credit score must be a minimum of 700.
  • A background check will be conducted on all applicants over 18.  Applicant’s background must exhibit a pattern of responsibility.
  • Applicant must be a non-smoker, as the property is non smoking.


At Landlord’s discretion, compensating factors such as an additional security deposit or co-signer (guarantor) may be required for qualification if Applicant fails to meet any one of the above requirements. In the event of multiple applicants, tenancy will be granted to the most qualified, based on the above criteria.
